Proposed CC&R Town Hall Meetings

The Board of Directors, working with a committee of homeowners, Property Management, and Legal Counsel has reviewed and revised the CC&Rs for the Association. In 2020, it was brought to the Board’s attention that the community’s original and exisiting CC&Rs place responsibility on owners for all items including the exterior of their units – for instance, stucco, wood, roof, and termites. Over time, the HOA has taken on responsibility for those items for many different reasons but our current attorney has advised that the Association cannot under the current CC&Rs, therefore we must revise them. The proposed CC&Rs place the responsibility for items like the exterior – including the roof, wood, stucco and hardie board officially on the Association. The good news is that the only thing that needed updating was the actual CC&Rs because the Association has been reserving for all exterior items. Even with adding a yearly termite inspection and treatment into the budget, the Association will NOT be raising dues for the 2022 fiscal year. The proposed CC&Rs were eblasted to all homeowners who’s email we had. To obtain a copy of them if you did not receive them, please contact Management at mrahm@optimumpm.com.

The Board requests that you review the CC&Rs and come to one of our 4 Townhall Meetings – every Sunday in October to ask questions or discuss with the Board Members. You can also email management at mrahm@optimumpm.com with any comments as well.
